    Handyman        

    AmTrust Realty Corp. is the owner of 9 million square feet of commercial real estate in New York.  We are in search of a Handyman in our Tarrytown, Northern Westchester office.  This position is a full time, salaried, Monday through Friday, 40 hours per week. Non-Union, 1st Shift.

     

    DUTIES OF THE POSITION:

    • Maintaining the property and ensure Class “A” office building runs smoothly.
    • Respond and troubleshoot all tenant service requests.
    • Ability to review and comment on construction sketches and drawings.
    • Assist building porter as needed.
    • Manage inventory and supplies of equipment.
    • Basic Knowledge of hand and electrical tools.
    • Effectively communicate with management, both verbally and in writing.
    • •      Good judgment and imitative required.
    • •      Emergency “on-call” work may be required.

    Senior Project Manager – World Trade Center Department


    World Trade Center Department is looking for a Senior Project Manager who will be reporting to Program Budget Director. The selected candidate will be responsible for managing and collaborating with various stakeholders on several complex real estate agreements, particularly with our business partners; Durst, Silverstein, and Westfield organizations. The responsibilities will involve in part, implementing various legal and financial agreements, planning and budgeting business matters and other critical initiatives undertaken by the Development Group within the World Trade Center department.


     


    Responsibilities include but are not limited to:


                         Responsible for strategic analysis of revenues and expenses in order to maximize the agency’s financial capital. 


                         Maintain proformas on key Port Authority WTC assets including proformas for 1 WTC, 7 WTC, Tower 4, and Tower 3; provide income, expense, occupancy and related forecasts to the Finance Group for annual budget and quarterly forecasts.  Perform “what if” scenarios using proforma models as requested.


                         Serve as the point person to collaborate with other Port Authority departments such as the Management & Budget, WTC Construction, Law, Real Estate, Engineering Departments and/or the Office of Financial Planning on WTC site stakeholder’s issues in relation to real estate and development transactions. 


                         In conjunction with other Port Authority departments and senior executives, assist in any negotiations with Silverstein Properties (SPI) regarding the Port Authority’s support for WTC Tower 4 and Tower 3 and/or the development of Tower 2.


                         Assist in development of Site 5, which will involve analyzing the highest and best use to the Port Authority, establishing comparable property data, modeling possible scenarios, and negotiating agreements with external parties for a possible net lease or other development structure to be determined.


                         Prepare materials for WTCR initiatives presented at monthly Port Authority Board Meetings, including presentations, Board items, and financial analyses. 


     


    Qualifications:


     


    Candidates must present the following qualifications to be considered eligible for this position:


     


                         Bachelor’s Degree from an accredited college or university in Business Administration, Finance, Real Estate, Economics or other related field. Advanced degree is highly desirable.


                         Minimum of 4 years’ experience as an Asset Manager or analyst pertaining to class-A office properties in Manhattan or other major cities. This should include experience in either commercial real estate, acquisitions, disposition, property leasing and management.

    Ideal candidates will present the following profile:


     


                         Demonstrated proficiency in real estate financial analysis and thorough knowledge of commercial leases and contracts.


                         Demonstrated proficiency with real estate proforma modeling in Excel and preferably Argus software.


                         Ability to verbally communicate complicated financial agreements to a non-technical audience.


                         Knowledge of real estate principles, financial analysis, and NYC real estate market.


                         Demonstrated knowledge of principles of capital budgeting and financial accounting.


                         Excellent interpersonal and communication skills and the ability to interact effectively with Port Authority staff at all level as well as external clients or business partners.


                         Excellent oral and written presentation skills.

    Position As the Property/Facilities Operational Manager, you will assist the facility’s General Manager in the overall operation and maintenance of a large facility that includes multiple buildings within this campus. You will be responsible for the planning, organization, direction and control of the operational activities of the properties, to optimize the utilization of all available resources.  You will participate in formulation of overall property objectives, operational policies and plans while overseeing campus operations, including utility plants to assure delivery of environmental services and utilities to meet the client’s operational needs.  Additionally, you will manage contractors and provide guidance, training and support ensuring that services are performed in a manner consistent with high-quality maintenance and economical operations. 

    Duties:

    ·         Inform Facility Manager on all aspects of building operations through daily verbal and written communications and reports.

    ·         Maintain appropriate standards of physical maintenance and operations of the entire facility and complex.  Establish and monitor preventive maintenance schedule.  Supervise, as needed, the daily work schedule of all in-house and contracted operational services.  Conduct quarterly and annual building inspections.

    ·         Assist the Facility Manager with bidding and managing contracted operational and construction projects.  If necessary, prepare appropriate bid documents and bid to appropriate contractors.  Ensure proper and ethical bid procedures are followed.

    ·         Develop and enforce operational protocol to insure energy efficient operation of the facility.  Research and propose programs and procedures to reduce operational, utility and energy waste.

    ·         Develop effective project plans that result in the project meeting budget, schedule, quality, functionality and objectives.

    ·         Ensure operating personnel are capable, trained, qualified and productive and that contractors are performing work diligently and properly.

    ·         Provide direction and consultation to building and/or contracted operating staff on HVAC, plumbing, electrical, fire, life and safety systems.

    ·         Collaborate with contracted providers to establish preventive maintenance programs in order to reduce equipment downtime, while maintaining property integrity and maximizing efficiency and minimizing costs.

    ·         Respond to client concerns in a timely fashion.

    ·         Manage emergencies, major problems or issues of major consequences affecting the facility/site. .

    ·         Remain current on all state and federal energy and environmental regulations related to building systems.  Provide recommendations to management and include short pay back projects in capital plan.
